Dholera Smart City Plots

Dholera Smart City Plots: An Investment of the Future Ready to Emerge in Gujarat

Dholera is turning out to be one of the most popular destinations for real estate investment in Gujarat. As an expansive greenfield development project within the ambit of the Dholera Special Investment Region (DSIR), the project involves construction of a modern and well-connected city with advanced infrastructure and planned zones.

For potential buyers interested in buying Dholera plots, Dholera plots for residential use, or even plots that will serve as an investment in the future, the project presents itself as a great opportunity.

Why is Dholera Smart City Unique?

In contrast to a typical city that comes into being gradually over decades, Dholera is designed as a project that takes into account the future needs for its infrastructure and land-use right from the beginning.

While the total area covered by the Dholera SIR is approximately 920 sq. km, with a substantial amount of developable land, the activation area of Phase-I covers approximately 22.54 sq. km, along with planned infrastructure for various purposes like industry, residential purposes, commerce, etc.

This initiative has been taken up by the Government of Gujarat as well as the Government of India within the ambit of the DMIC project.

Why Invest in Dholera Plots?

1. Development as a Smart City

Dholera is under development as a greenfield smart city, complete with modern infrastructure and technology-based planning.

Features of the Dholera SIR include smart infrastructure management, digital infrastructure, renewable energy, green space, and walkability.

Planned development for plot buyers could be a good thing because future development is based on defined land-use and town planning frameworks.

2. Infrastructure Development

Infrastructure is one of the most attractive aspects of Dholera.

There will be infrastructure development by the Government that includes roads, water infrastructure, sewage treatment, power infrastructure, and ICT infrastructure. As per the material provided by the Gujarat government, there will be trunk infrastructure development in the activation area including roads and services and water treatment/sewage.

Increasing infrastructure development will be helpful for the development of residential and commercial projects in nearby areas.

3. Connectivity to Ahmedabad and Important Economic Corridors

Another significant aspect about Dholera is its location.

It is strategically located in the Delhi-Mumbai Industrial Corridor. Significant connectivity developments are expected like Ahmedabad-Dholera expressway and Dholera international airport.

Connectivity improvement will help increase the attractiveness of the regions around important infrastructure nodes.

4. Growing Industrial Ecosystem

Development of Dholera will not be limited only to its residential prospects.

It is conceived as an important industrial and investment area that could benefit a variety of industries ranging from electronics, automotive, defence, aerospace, engineering, renewable energy, logistics and manufacturing.

Industrial development creates employment and housing demand.

This is why the plots in Dholera are attractive both to individual buyers looking to purchase a place where they would build a house as well as to developers and investors.

Dholera Residential Plots for Future Development

People who want to construct their own house in a developing city can find that residential plots give them more options than the readymade housing.

Depending on the site and approvals that may be available, one could select a plot based on the following criteria:

• Plot size
• Road width
• Location and surrounding development
• Town Planning Scheme
• Distance from important infrastructure facilities
• Classification of land use
• Utility
• Future development possibilities

Prior to buying a plot, one needs to check the following:

• Title
• Land use approval
• Development approval
• Access road
• Ownership
• Government record

Investment in Dholera Plots

Normally, any investment in land takes time. In the case of an emerging development like Dholera, there are several considerations for investing that go beyond just knowing about the city.

Some of the considerations are as follows:

Location:

A plot that is nearer to the planned infrastructure, places of employment and existing development may have different prospects than the plot which is farther from the above-mentioned.

Planning status:

The buyer must verify whether there are proper Town Planning Schemes, land-use classification, and development permissions.

Connectivity:

The road networks and transport infrastructure could affect access and future demand.

Infrastructure:

There could be availability and stage of progress of water, electricity, drainage, roads, etc.

Documentation:

Ownership rights and legal documents of the properties are a prime consideration.

Who Should Invest in Dholera Plots?

People who would want to invest in Dholera plots are those who are willing to have a long-term investment, like

Investors who are seeking land in a growing corridor
