Tikli Road Gurgaon | Introduction

Tikli Road in Gurgaon lies towards the greener, serene southern part of the city, where the tightly packed urban landscape of Gurugram slowly merges into the foothills of Aravalli Range, the open spaces, and the villages on the approach to Sohna. Lying adjacent to the Tikli village located along the Gwal Pahari and Sohna Road axis, this area is quite unlike the heavily populated areas of Gurugram. In this area, there is a change in pace and environment, with the surroundings being dominated by the rocky beauty of the Aravallis.

The reason why this guide is worthy of your time is because the area of Tikli Road targets a certain type of buyer or tenant, one that appreciates wide-open spaces, greenery, and a semi-rural environment, all while having convenient access to areas of employment and society. As an already established area where farmhouses and weekend escapes can be seen, the belt still enjoys proximity to Sohna Road, Golf Course Extension Road, and Gurugram as a whole. Those looking for some extra breathing space, property investments in land/farmhouses, or even just a quieter location closer to the hills should be very interested in what Tikli Road has to offer. This guide will look into the specifics of the road.

Why This Locality Stands Apart from the Rest

What immediately comes to mind when one talks about Tikli is the location within the Aravalli Range. The entire Gurugram expansion in recent years has meant development in the form of dense housing sectors. However, in the case of the southern sector, what sets it apart from other areas is the availability of open spaces, lesser build-up area, and surroundings that give an earthy and rustic flavor to the landscape. Buyers tired of living in congested high rises in a city where the junctions are jam-packed can find no better place than Tikli.

Another reason why Tikli scores highly is the kind of life that the area allows its residents. It is primarily an agricultural area where large farmlands are available to buy. Quiet streets and the rural environment make it a favorite among those seeking peace and solitude in a city setting. But Tikli's proximity to the city via Sohna Road and Golf Course Extension makes sure that it does not become isolated.

In addition to all this, the region still manages to retain its rural and village charm around Tikli as far as the community living there is concerned; this region has a history dating back before Gurugram’s corporate era. In this regard, the street named after this region now functions as a silent link between the hills, farmhouses, and Sohna highway.

Nearby Connectivity and Infrastructure

The connectivity to Tikli Road is gradually increasing with the development of southern Gurugram. This road connects villages and farms on one end to Gwal Pahari and the Gurgaon-Faridabad Road while connecting towards Sohna Road on another side that opens routes for the city center, Faridabad, and the Sohna towns. The presence of Sohna Elevated Road and growth in the southern sector have now made it easier to access the city center from here.

For local transportation, auto rickshaws, public buses, and taxis are available. However, since the area is semi-rural, the number of means of transport is less than those in the city centers. For commuters traveling to Delhi, the Yellow Line Metro is used after entering the city sectors from the current locality while the Gurgaon railway station caters to train travelers. The Indira Gandhi International airport is approximately 25-28 km from this region via Sohna Road and NH-48.

Concerning civic infrastructure, the area is supplied with water from the local borewells and GMDA-supply, while the roads and basic amenities are maintained by the local administration and Municipal Corporation of Gurugram within the well-developed areas. There are markets, schools, and clinics in the neighboring belt, but not necessarily in the village itself. Similar to any other low density area close to hills, there are some disadvantages as well – some roads are yet to be developed, there are fewer public transportation options, and owning a car becomes a necessity.

Real Estate Profile | Residential and Commercial Outlook

In contrast to the high-rise residential belt along Gurugram's central corridors, the property configuration on Tikli Road, Gurgaon focuses largely on rural plots, builder floors, and weekend getaways against the backdrop of the Aravalli hills. It's the world of land and space rather than tower blocks and their amenities, and this is reflected in the market dynamics. The buyers are likely to be interested in land plots, open spaces, and low density, whereas the investors see it as a long-term investment opportunity as part of southern Gurugram's growth.

Being located in a semi-rural and hill environment, pricing trends are different from those in planned sectors. They are determined not so much by launches and amenities but by location, connectivity, and infrastructural development, albeit gradually. Rentals are also available but limited and specialized in nature, usually related to standalone houses or farmhouses, or staff quarters for nearby farms.

Regarding commercial activity, this is limited and localized, taking place in small shop chains, coffee houses, and roadside stalls catering to the farmhouse crowd and motorists moving around through the Gwal Pahari and Sohna strip. As the southern area of Gurugram develops further and the Aravalli fringe route becomes prominent, the future significance of this route both commercially and residentially cannot be ruled out.

Lifestyle and Daily Living

In such an environment, daily living gives up convenience in favor of spaciousness and peace. Shopping and other necessities are done at the Gwal Pahari market and the Sohna Road strip instead of inside the village, thus necessitating planned trips and keeping a car. For that, they get peaceful roads, space, and the ability to walk and cycle through the Aravalli trails, something that is not possible from the denser part of the city.

What attracts the people to this location is the slow-paced lifestyle filled with greenery and space, while the necessary facilities like schools, malls, and hospitals are only reachable by driving to the neighboring belt of Sohna Road and Golf Course Extension. There is also the element of the farming community where people prefer peace to the hustle and bustle of city life.

Rental and Buyer Insights

The worth of this location to the tenants would be in space and ambiance. The independent homes, retreat-like houses, and serene location around the Aravalli fringes appeal to those who wish for a change from living within a densely populated residential area. The drawback in this case would be that there will be lesser facilities for public transport and dependence on personal transport will have to increase, which most of the tenants would not mind considering the ambiance they get here.

For those planning on buying land and homes in this location, the factor would be that of timing. As this region develops gradually in tandem with the growth of roads and sectors along the Aravalli fringes to the south, investors should focus on purchasing land in the early stages of development when the pricing is still fringe-based.

Whether one is renting or buying property, it is essential that they look at the reality of a semi-rural area located on the edge of the hills, such as the light infrastructure in place, lack of ready amenities, and the need for careful checks of the property title, permissions, and land uses, particularly around areas bordering farmland and forests.
